milestone inspections

With a focus on occupant safety, our inspections identify structural and electrical safety issues before they become serious or life-threatening. FL Senate Bills 4D and 154 were designed to increase condominium and co-op safety. They require milestone inspections at 25 years for all structures within 3 miles of the coast and 30 years for all structures farther than 3 miles. Regardless of distance from the coast, inspections must be completed every 10 years after the original inspection. We recommend initiating inspections before reaching the mandated 25- or 30-year marks, thus providing condos and co-ops more time for financial planning.

Buildings inspected for cracks and spalls which can compromise structural integrity
Walls, floors, stairs, columns, and beams
Roofs inspected for rooftop equipment and supports
Connection condition, concrete spall, etc.
Stairs (concrete, wood, and steel) inspected
Spalls, worn treads, connections, and steel stairs for rust
Railings inspected
Loose posts, rust, loose or missing pickets
Repair documents prepared as required
Repair specifications and contractor bid package
Electrical safety inspection included
SRI works with several reputable MEP engineers to provide, either jointly or independently, the electrical component for milestone inspections.
